No 5 The Avenue – Basement ground and 1st floor refurbishment
A £450,000 refurbishment project has been undertaken to comprehensively upgrade a residential property spanning the basement, ground, and first floors. The scope of works focuses on enhancing both the structural integrity and overall functionality of the home while delivering a high-quality modern finish throughout.
A key element of the project is the full refurbishment of the basement level, including the installation of a robust tanking and waterproofing system. This ensures long-term protection against water ingress and damp, transforming the space into a safe, dry, and usable area suitable for habitable purposes. Specialist membranes, drainage channels, and sump pump systems have been incorporated in accordance with current best practices and building regulations.
At ground and first floor levels, the refurbishment includes reconfiguration of internal layouts to improve spatial flow and usability. Works comprise new flooring, upgraded electrical and plumbing systems, contemporary fixtures and fittings, and enhanced insulation to improve energy efficiency. Kitchens and bathrooms are being fully modernised with high-specification finishes, while attention has been given to preserving and enhancing key architectural features where appropriate.
Throughout the project, careful consideration is given to quality, safety, and compliance with all relevant regulations. The result is a cohesive, fully upgraded property that combines modern living standards with durable construction solutions, significantly increasing both the comfort and long-term value of the home.
